The process
Every step below runs in-house, because I learned the hard way what happens when it doesn't. Same sequence whether the asset is a residence or a commercial property with tenants in it.
Land and opportunity, found directly: on-market, off-market, and through the network that already trades with the operation.
Full feasibility, run against real in-house costs instead of market bids. Projects pencil here that don't pencil anywhere else.
Structured project by project: bank debt, hard money, partner equity, income from the operating businesses. Whatever the deal calls for, arranged and led from here.
Entitlements driven through the engineering firm managed here; the full plan assembled: civil, architectural, permits. Civil engineering is the original trade.
Site development: the dirt made ready to build.
Construction and construction management, residential or commercial: schedules, budgets, trades, inspections, and compliance run from here, with the build fed by in-house supply and executed by dedicated teams.
Interiors, fixtures, and furniture, imported direct where it makes sense, through the same supply operations and the design network that specs from them.
Set at underwriting, executed in-house: disposition through the brokerage, or lease-up and ongoing operations. Tenants found, spaces filled. Closings run on custom systems.
