Learned the hard way

A few things this business taught me

  • If you don't control materials, you don't control the budget. Everything else is a spreadsheet wish.
  • The exit is decided at underwriting, not at listing. By the time a property is for sale, it's too late to fix the plan.
  • Feasibility kills more good ideas than financing ever will, and it's supposed to.
  • Nobody watches your money like you do. That's not cynicism; it's why everything here runs in-house.
