Learned the hard way

A few things this business taught me

If you don't control materials, you don't control the budget. Everything else is a spreadsheet wish.
The exit is decided at underwriting, not at listing. By the time a property is for sale, it's too late to fix the plan.
Feasibility kills more good ideas than financing ever will, and it's supposed to.
Nobody watches your money like you do. That's not cynicism; it's why everything here runs in-house.
